Tenant Fees

Deposit

 

Deposit for a long let tenancy equivalent to five weeks' rent.

 

Other Fees

Contract variation, novation, amendment or change of occupant at the

tenant’s request within an existing tenancy                                                               £50.00

 

Default fee of interest on late rent if rent is more than 14 days overdue             3% above Bank of England base rate

Landlord fees

Tenant Find Service
50% of the first month’s rent or £360.00 whichever higher, payable for each letting where the Tenant is introduced by us.

Renewal: £150.00 (mandatory if the tenant introduced by us remains in the property)


What is included:

We will take professional photos of the property, advertise it through property portals, social media and to our subscribed applicants.
We will conduct viewings and report back to you about any interested applicants and our recommendations. Once you have agreed in principle (subject to referencing), we will start the referencing process.

If successful, we will draw the tenancy agreement, have it signed by the tenant and by yourself, collect the rent and deposit, retain our fees and transfer the balance to you.

Optional Rent Guarantee and Legal Expenses Cover at only £12/month

 


Letting and Rent Collection
Set up cost: £300.00

Renewal:£150.00 (mandatory if the tenant introduced by us remains in the property)

Monthly fee: £35.00 per month.

What is included:

Additionally to the Tenant Find Service, we will collect and transfer the rent to your account.

In case of late payments, we will contact the tenant about arrears and report back to you.

Full Management Service
Set up cost: £300.00

Renewal: £95.00

What is included:

Additionally to the Letting and Rent Collection Service, we will deal with
all aspects of the tenancy, ensuring full compliance with the current legislation, registering
the deposit with the deposit scheme, tending immediately to all maintenance issues reported
by the tenant, keeping you informed every step of the way. We will always seek your written
permission for any maintenance matters and we will always use only vetted, insured
contractors or your preferred contractor.

 

Additional Charges:
❖ Tenant referencing £24.00 per Tenant.
❖ Guarantor referencing £24.00
❖ Inventory/check-in/ check out report service please see the costs here
❖ Transfer of management with tenant in situ from another agency: £150.00 (including set up fee)
❖ Serving any notices £80.00/ notice
❖ Overseas landlord additional tax fee £130.00 (yearly, covering the costs of HMRC submissions)
❖ Professional hourly rate £55.00 charged by the agent when required to carry out any additional

     services (including Court attendance)
❖ Check in £60.00 (meeting tenant at property and handing over keys)
❖ Check out £60.00 (meeting tenant at property and collecting keys
❖ Void (empty) property inspections £55.00 (per visit)
❖ Fully Managed Tenancy renewal fee £95.00
❖ Land Registry check £20.00 (only where not provided by the Landlord)
❖ In the event of management contract cancellation during a tenancy, the minimum fee that would be payable will be £900.00, plus other expenses incurred, such as the gas safety check.
